Business Code of Conduct
The Property Partner shall comply with the business code of conduct.
The Code:
At SilverDoor we instil four core values that we strongly believe contribute to the success of our business: to be friendly and approachable, to be honest, to be
entrepreneurial, and to be commercially minded.
These values underpin our culture, our business conduct, and our treatment of persons within and outside of the SilverDoor business. We set the standards of how we expect people to behave as we seek to treat everyone fairly and
consistently, creating a workplace and business environment that is open, transparent, and trusted.
We recognise that our success is built upon our thriving and collaborative relationships with customers, clients, and partners. These relationships are formed through mutual respect and the conducting of business in a manner which upholds and respects the rights of individuals. We also recognise that as the world's leading serviced apartment agent we have a
responsibility to advise and influence our suppliers regarding best business practice.
Best business practice also extends to our approach to Health and Safety. We consider the Health and Safety of our clients and their guests to be of paramount importance and we therefore apply a rigorous due diligence process when it comes to the properties we are willing to offer our clients. We work hard to ensure this process is implemented company wide and that essential criteria
are met, working closely with our partners to ensure high standards are consistently maintained.
We pride ourselves on selecting and building relationships with reputable and upstanding partners – founded on the mutual and transparent understanding of shared environmental and ethical commitments.
With our values and our culture in mind we set out a code of conduct, based on fundamental principles of integrity, transparency, respect, responsibility, and health and safety which we hold ourselves and our employees to, and to which we fully expect our partners to embrace and align with as a precondition of
conducting business with SilverDoor.
Our partners are expected to comply with our Terms and Conditions, Minimum Standards and all policies and clauses outlined within this document, The
SilverDoor Business Code of Conduct.
SilverDoor expects our partners to:
Conduct all business in a lawful manner, with integrity and in line with honest and fair business practices.
Operate transparently, communicating with us positively and openly in a manner which allows us to be innovative and to constantly look for ways to improve.
Conduct business in a manner which upholds and respects the rights of all individuals.
Behave responsibly towards the environment and to conduct business in an ethically minded and sustainable manner to protect the environment and communities in which we operate.
Deliver a product and service which is of a high standard and of which the safety to the customer cannot reasonably be questioned. Health and Safety best practices must be deep rooted.
The policies and measures expected to be taken to align with SilverDoor’s fundamental principles and therefore meet our Code of Conduct are as follows:
Integrity
Comply with all applicable laws, regulations, and standards within the countries in which they operate and in which they carry out activities for SilverDoor.- Conduct business consistent with fair and rigorous competition and in compliance with all applicable antitrust laws.
- Engage only in fair business practices, including accurate and truthful advertising.
- Make sure you apply cyber security controls to protect information and systems.
- Utilise industry recognised frameworks to ensure controls adequately protect confidentiality, integrity, and availability of data and systems.
- Make sure any communication of confidential information is authorised and limited to individuals who need to know, and adheres to the confidentiality terms in your contract with us. Confidential information includes but is not limited to: Intellectual property and expertise that give SilverDoor a competitive edge; managerial information and statements of strategic intent; and pricing or stock market-sensitive data and statements.
- Not take any action in breach of, or that will cause SilverDoor to be in breach of any applicable laws for the prevention of fraud, bribery and corruption, racketeering, money laundering, terrorism, product security or product safety, including the US Foreign Corrupt Practices Act 1977 and the UK Bribery Act 2010 (or equivalent in another applicable jurisdiction)
Transparency
- Avoid and manage conflicts of interest and notify all affected parties if an actual or potential conflict of interest arises.
- Work transparently and where the availability of data exists disclose sustainability-related information to enable SilverDoor to fulfil reporting requirements under relevant laws and to demonstrate that the supplier will enable SilverDoor to deliver its sustainability goals and targets as set out at https://www.silverdoorapartments.com/environmental/
- Disclose efforts to engage with and ensure the equality of opportunities for small and diverse owned businesses to operate within the supply chain, including, for example, social enterprises and those owned by minorities or any others who are socially disadvantaged.
- Enable a culture of openness, ensuring all workers (whether directly employed or not) are provided with means by which to raise their concerns about any of these requirements or, alternatively, are informed on how to raise a concern via an internal means of communication. SilverDoor operate a whistle blowing policy and have in place processes to ensure that workers who raise concerns and speak up in good faith are protected from retaliation – we encourage suppliers to follow suit.
Respect
- Suppliers to establish a safe, respectful, and inclusive workplace for their workers. All workers are treated with respect and dignity. No worker is subject to any threats, bullying, or unlawful harassment of any type, including emotional, physical, or sexual harassment.
- Comply with all local and international laws and regulations and adhere to the principles set out within the International Labour Organization Declaration on Fundamental Principles and Rights at Work (1998).
- Only use workers under the age of 18 whereby work is not harmful to them and does not interfere with their compulsory education.
- Ensure all workers in employment must be at least 15 years of age (or 14 in certain developing countries, as described in ILO Convention No. 138). If local law sets a higher age for work, the higher age applies.
Responsibility
- Source all materials responsibly and ethically.
- Take a proactive role and, wherever possible, act innovatively to improve its performance in terms of sustainability and engage its own affiliates, subcontractors, consultants, agents, and employees to adopt sustainable practices.
- SilverDoor encourages proactive measures to be taken to insulate all parties against risks resulting from natural and manmade disaster and to support business continuity generally.
- Align with and support the 17 UN Sustainable Development Goals, using such guidance and mechanisms as a means of embedding sustainable and ethical practices within day-to-day operations.
Health and Safety
- Comply with all international and local regulations and laws, as well as best practice in terms of health and safety in all aspects of operations.
- Adhere to all fire safety regulations and best practices, exceeding minimum requirements and aiming for excellence and best practice standards and processes.
- Proactively drive-up Health and Safety standards by implementing changes and policies aligned with contemporary best practices.
- Utilise risk assessments to mitigate Health and Safety related risks throughout all aspects of operations.
- Maintain an up-to-date record of all appropriate documentation, certification and licensing relating to Health and Safety.
- Identify to SilverDoor a designated point of contact for all matter relating to Health and Safety.
